최근 이커머스를 기반으로 한 1인창조기업 의 증가 및 섹션오피스 에 대한 수요가 증가하며, 1인오피스 등 소형오피스에 대한 수요도 급격하게 증가하고 있는 가운데, 강남지역에서 1인오피스 부터 10인실 이하 소형오피스를 주로 공급하고 있는 마이파트너스(대표 양영석)가 12월 26일 까지 스페셜 타임특가 할인 행사를 통해 더욱 저렴해진 가격에 소호사무실을 공급 한다고 밝혔다.

제임스 캐머런 감독의 블록버스터 영화 '아바타:물의 길'('아바타2')의 개봉 첫 주말 박스오피스가 예상보다 실망스럽게 나옴에 따라 월트 디즈니(NYS:DIS) 주가가 5% 가까이 급락했다.
19일(미국시간) 뉴욕증시에서 디즈니 주가는 전장대비 4.77% 하락한 85.78달러에 장을 마쳤다. 한때 5.18%까지 밀리며 주가는 52주래 최저치로 떨어졌다. 시간외거래에서는 약보합세를 나타냈다.
업계 전문가들은 오랫동안 기다려온 아바타 속편을 디즈니 흥행 성공작으로 평가했으며 연휴 시즌이 영화의 성패를 좌우할 것으로 분석했다.
이날 CNBC방송에 따르면 디즈니의 개봉 첫 주말 미국내 박스오피스는 1억3천400만달러로, 시장의 예상치 1억7천500만달러와 디즈니의 자체 전망치 1억3천500만~1억5천만달러 범위에 모두 미치지 못했다.
미국을 제외한 전 세계 박스오피스는 3억50만달러로, 둘을 합하면 4억3천250만달러로 집계됐다. 아바타 1편의 경우 지난 2009년 개봉했을 당시 첫 주말 박스오피스는 7천700만달러에 불과했지만 이후 역대 최고 흥행작에 등극했다.
비보존이 비마약성 진통제 ‘오피란제린 주사제(VVZ-149)’의 상업화 준비에 박차를 가하고 있다.
24일 비보존은 오피란제린 주사제의 제조 및 품질관리를 위한 ‘공정 밸리데이션(Process Validation)’에 착수했다고 밝혔다.
공정 밸리데이션은 의약품 상업화 이전에 필수적으로 요구되는 단계다. 의약품 제조공정의 개발부터 생산단계에 이르는 전 과정에서 제품이 미리 설정된 기준에 적합하게 제조되고 있는지 객관적으로 검증해 문서화한다. 제조부터 문서 작업까지 대략 8개월 정도 소요될 예정이다.
이번 공정 밸리데이션은 미국 식품의약국(FDA) 승인을 받은 미국의 한 위탁생산(CMO) 전문업체에서 진행된다. 지난 2019년 비보존이 오피란제린 주사제의 상업화 단계까지 고려해 미리 선정한 업체로 FDA 의약품 제조 및 품질관리기준(cGMP)을 준수해 임상 의약품을 생산하고 있다.
비보존 관계자는 “오피란제린 주사제의 상업용 대량생산을 위해 필요한 자료들을 오랜 기간 단계적으로 준비해왔다”며 “이번 공정 밸리데이션이 성공적으로 마무리되면 제조 및 품질관리 측면에서 상업화에 필수적으로 요구되는 절차를 최종 완료할 수 있을 것”이라고 전했다.
이어 “향후 오피란제린 주사제 대량생산 시 필요한 충분한 양의 원료 재고도 확보된 상태”라고 덧붙였다.
한편 오피란제린은 수술 후 통증 치료제로 강력한 진통 효과를 가진 비마약성 진통제다. 비보존의 관계사 비보존 제약은 이달 2일에 종료된 오피란제린 주사제 국내 임상 3상의 데이터 분석 작업을 진행 중이며 내년 초 최종 결과를 발표할 예정이다.
금리인상 등으로 아파트값은 지방은 물론 수도권에서도 하락세가 커지고 있는 가운데 오피스 시장은 공급부족 등으로 강세를 이어가고 있다.
오피스 시장은 공실률은 줄고, 임대료는 상승하고 있다. 한국부동산원 상업용부동산 임대동향자료에 따르면 올해 2분기 전국 오피스 공실률은 10.0%로 집계돼 지난 1분기 공실률(10.4%) 대비 또 한 번의 하락세를 이어간 것으로 조사됐다. 이는 지난해 4분기 10.9% 대비 0.9%가 하락한 수치며, 2013년 3분기 이후 9년여만에 기록한 최저치다.
이처럼 공실률이 낮아진 것은 최근 벤처 기업과 비대면 정보기술(IT) 기업들의 성장으로 기업들의 임차 수요가 증가한데 반해 이를 뒷받침할 대형 오피스 빌딩의 공급이 부족했기 때문으로 풀이된다. 특히 개발부지 고갈로 향후 신규 오피스 공급이 제한적인 상황인 만큼 오피스 공실률은 더 낮아질 것으로 보인다.
이에 따라 서울 등 수도권 중심의 신규 대형 오피스 분양에 대한 관심도 자연스레 높아지면서 오피스 분양도 단기간 완판 행진을 이어가고 있다. ‘힐스 에비뉴 동탄역 멀티플라이어’ 오피스텔은 평균 56.2대 1의 청약경쟁률을 기록하며 계약을 완료한데 이어 라이브 오피스도 단기간 완판 됐다.
지난 2월에 SK에코플랜트가 시공한 동탄호수공원 인근에 분양한 오피스 ‘동탄 레이크원’은 수요자들의 관심을 받으며 단기간 내 분양 완료되었다.
대우건설이 경기도 화성 동탄2신도시 지원시설용지 65블록에 분양 중인 동탄 라이프 오피스 ‘동탄 푸르지오 시티 웍스’로 계약 문의가 잇따르고 있다.

경기도 판교에 위치한 대형 오피스인 GB-I 타워 두 동이 3850억 원에 팔렸다. 매도자인 이든자산운용은 이번 거래로 8개월 만에 약 70%의 수익을 올리게 됐다.
판교 GB-I·GB-II 타워 매각주관사인 JLL과 NAI프라퍼트리, 딜로이트안진은 두 건물을 3850억 원에 매각했다고 21일 밝혔다. 매입자는 글로벌 부동산 투자사인 벤톨그린오크로 글로벌 펀드 규모 기준 10위 안에 드는 운용사다. 국내에서도 지난 2020년 SK D&D와 손잡고 서울 종로에 위치한 삼일빌딩을 인수한 바 있다.
JLL은 해외투자자와 실수요자 등에게 적극적인 마케팅을 진행했으며 제한적 경쟁입찰을 통해 우선협상자를 선정하면서 투자가 어려운 시기에도 거래를 마무리했다고 강조했다. 지난 4월 평당 1300만 원에 자산을 매입한 이든자산운용은 이번 거래에서 평당 2200만 원에 자산을 넘겼다. SK증권 등 이든자산운용 펀드에 참여한 수익자들은 단기간 내 높은 수익을 올리게 됐다.
장재훈 JLL 코리아 대표는 "이번 자산은 임차 수요가 높은 판교 테크노밸리 내에 좋은 입지에 위치한 우량 자산"이라며 "올해 대내외적으로 불확실성이 커지고 금융 환경이 급격하게 악화돼 거래가 불발된 사례가 많았지만 실제 투자를 집행할 수 있는 기관들을 대상으로 선별적이고 집중적인 마케팅을 집행해 연내 거래를 성공적으로 마무리했다"고 밝혔다.
실제로 시장의 주요 투자자들은 올해 금리가 더 오를 것이라는 부담으로 자산 가격이 떨어지자 매물을 거뒀다. 하반기에만 서울 명동 화이자타워와 수서 로즈데일 빌딩, 아이콘 역삼, 인터파크 삼성동 빌딩 등의 매각 계획이 줄줄이 철회된 바 있다.

전국민주노동조합총연맹 공공운수노조 화물연대본부(화물연대)가 집단 운송거부(총파업)를 일주일째 지속하면서 전국 주유소의 재고가 10일분 안쪽으로 감소했다. 판매량이 많은 수도권에서는 이미 품절 주유소도 20개소 이상 등장했다. 정부가 비상상황반을 꾸려 대응 중이지만, 유류 공급 공백을 막기에는 역부족인 모습이다.
산업통상자원부는 30일 전국 주유소의 재고(11월 29일 기준)가 휘발유 약 8일분, 경유 약 10일분이라고 밝혔다. 산업부는 “비상수송을 통해 유류제품을 공급하고 있으나, 저장 용량 대비 판매량이 많아 평소에도 회전율이 높은 일부 주유소에서 수송 지연으로 휘발유·경유가 동나는 일이 발생하고 있다”고 했다.
29일 오후 4시 기준 전국의 품절 주유소는 총 21개소(휘발유 19개소, 경유 2개소)다. 지역별로 보면 서울 17개소, 경기 3개소, 인천 1개소로 모두 수도권이다. 산업부 관계자는 “이들 주유소에 대해서는 12시간 내 유류를 공급하기 위해 가능한 수단을 총동원해 대응하고 있다”고 했다.
산업부는 화물연대가 총파업을 시작한 직후 ‘정유업계 비상상황반’을 구성해 운영 중이라고 전했다. 산업부와 정유 4사, 대한석유협회, 한국주유소협회, 한국석유유통협회, 대한송유관공사, 한국석유공사, 한국석유관리원 등이 비상상황반에 참여한다.
비상상황반에 대해 산업부는 “정유공장·저유소 등 주요거점별 입·출하 현황을 모니터링하고, 수송 차질이 나타나거나 우려되는 경우 정유사와 화물연대 미가입 차량 등을 활용해 비상수송을 지원한다”고 설명했다.
한편 정부는 이날부터 매일 오후 4시쯤 석유공사 유가정보서비스 ‘오피넷’을 통해 품절 주유소 현황을 안내하겠다고 전했다. 오피넷 상의 전국 주유소 판매가격 정보는 네이버·티맵 등 민간 지도 서비스와 연계해 제공 중이다. 정부 관계자는 “품절 주유소가 지도에 표시되지 않도록 조치해 국민이 불필요하게 해당 주유소를 방문하는 일이 발생하지 않도록 하겠다”고 했다.
화물연대는 안전운임제 일몰제 폐지를 주장하며 지난 24일부터 총파업을 벌이고 있다. 안전운임제는 문재인 정부가 지난 2020년 화물차 기사에게 최소한 적정 운송료를 보장해 과로·과적·과속을 방지하겠다며 3년 한시로 도입한 제도다.
정부는 29일 윤석열 대통령 주재로 국무회의를 열어 시멘트 분야 운송 거부자에 대한 ‘업무개시명령’을 발동했다. 업무개시명령이 떨어지면 화물 차주는 명령서를 받은 다음 날 24시까지 운송거부를 철회하고 업무에 복귀해야 한다. 이를 거부하면 3년 이하 징역이나 3000만원 이하 벌금에 처해지고, 30일간 면허정지(1차 처분) 또는 면허취소(2차 처분)가 된다.
정부가 화물운송업자에게 업무개시명령을 내린 건 해당 제도가 도입된 2004년 이후 처음이다. 시멘트는 이번 총파업에 따른 피해 규모가 가장 큰 업종이다. 정부는 화물연대 측과 협상을 지속하면서 업무개시명령 범위를 정유·철강 등으로 확대해나갈 방침이다.
회사 관계자는 “고부가가치 산업인 첨단 세라믹 부품의 고도화로 고성능을 내기 위한 원재료의 다양한 변화가 필요한 상황이다. 맞춤형 소재로의 공급이 중요한 실정에서 엠오피는 친환경적인 방법으로 소재를 합성할 수 있는 원천기술뿐만 아니라, 부품으로서의 공정활용이 가능하도록 하는 요소기술이 앞으로 중요하다고 생각했다. 이에 미래 공정에 대한 원소재를 개발해보자 하는 취지로 개발에 착수하게 되었다.”고 배경을 밝혔다.
엠오피 기술력은 맞춤형 소재 적용이 가능하다. 나노입자의 경우 입자의 크기, 균일도, 내부기공도, 순도 등을 조절하여 제공할 수 있다. CERAMIC AM 공정의 경우는 이종소재의 세라믹을 정밀하게 출력하는 서비스를 제공한다.
